REALLY Low Inventory in South Lake Tahoe

The inventory of available single family homes for sale is 173 at this moment.  There were 36 homes sold in November and there are 75 in escrow.  So, if you think it’s not a good time to sell, I would say the statistics suggest otherwise.  This quarter of the year is historically the busiest in the South Tahoe Area.  If you are thinking of selling, now is a great time as we see prices edging up and the Fed is talking about moving interest rates in the upward direction, there is certain to be an increase in buyer urgency.  If you are a buyer in this market and have a strong preapproval, you can take advantage of the still low rates.  Contact me to see which properties are not quite listed yet, I might be able to get you in ahead of the curve.

Water Awareness

cropped-2014-05-03-11.21.511-e1406835446950.jpgI was so hopeful that we could really have a winter, but I guess not, June dry trails and pollen already in the air, I think we missed it.  With the drought having real effects in the Central Valley and throughout the state of California, it’s good to remember the water conservation techniques and to put them into practice.  I just think about camping in the motor home which only carries 35 gallons of fresh water and that can last 7 days, a family record.  Simply techniques can save a bunch of water, let’s all keep that in the forefront of our minds and hopefully these techniques can become habits.  It would be best if we always consider that water is something to be conserved, not squandered, no matter what shape the reservoirs are in.

Little Snow, Lots of Buyers

IMG_20110729_130307Winter’s snow is slow getting to the Sierras this year.  Sure hope we have huge amounts  in February – March – April, cause there’s nothing in the forecast for the rest of January.  The boat docks in the edges of the Tahoe Keys are in the mud and the water’s edge in the Al Tahoe area is waaaaay out there.  With a lack of snowfall comes ease of driving on mountain roads and this ease has allowed lots of home buyers to easily make it to town.  The real estate inventory of single family homes is vey low, less than 150, with multiple offer situations in some instances.  Not sure if the threat of raising interest rates is spurring buyers on, but something certainly is.  I’ll keep you posted on the inventory and the interest rates, and let’s all pray for mountain snow and valley rain.
